Buyer pool reach. Being dual-licensed in North Dakota and Minnesota means we can market your home to the full regional buyer pool — including buyers cross-shopping both sides of the river — and answer state-specific questions about special assessments (ND) and the Homestead Market Value Exclusion (MN) without needing to bring in another agent.
Presentation. Every Vision Realty listing receives professional photography and is syndicated through the FM Area Association of REALTORS® MLS to Zillow, Realtor.com, Redfin, and the other major portals. We discuss any prep work that's likely to affect buyer perception before we go live.
Negotiation and closing. Once offers come in, we review each one with you in detail — price, contingencies, financing, timeline — and negotiate on your behalf. Final decisions on every offer are yours.

We walk through your home, talk about your timeline and goals, and review a Comparative Market Analysis prepared for your property.
Step 2: Pricing & Prep
We recommend a list price range based on the CMA, and discuss any pre-listing prep work that's likely to affect buyer perception. Final list price is your decision.
Step 3: Listing & Marketing
Professional photography, MLS listing with syndication to Zillow, Realtor.com, Redfin and other major portals, social media promotion, and an open house schedule appropriate to the property.
Step 4: Offers, Inspection & Closing
We review every offer with you in detail, manage the inspection and appraisal process, coordinate with the title company, and walk you through to closing day.
