Objective: Grow your initial investment into a real estate empire! Increase your Net Worth and Monthly Cash Flow by strategically buying, managing, and selling properties.
- Start with Cash: You begin with $250,000. Use it wisely!
- Browse the Market: The "Properties on the Market" section shows available real estate. Each property has a price, potential rent, maintenance costs, and condition.
- Buy Properties: If you have enough cash, click "Buy" on a property. It will then appear in "Your Property Portfolio."
- Manage Your Portfolio:
- Properties generate monthly income (if rented) and incur monthly expenses (maintenance).
- Values change with market conditions and property type.
- Condition deteriorates over time. Use the "Renovate" option to improve it, which can also increase value and rent.
- Vacant properties won't generate rent until a new tenant is found (this happens automatically over time, influenced by condition and market).
- Sell Properties:
- Click "Sell" on an owned property. Set an asking price.
- You can sell "FSBO" (For Sale By Owner) or hire the "Vision Realty Team" for a commission. The team may sell it faster or for a better price.
- Advance Time: Click "Advance to Next Month" to progress the game. The market, your properties, and finances will update.
- Monitor Finances: Keep an eye on your Cash, Net Worth, and especially your Net Cash Flow in the "Player Dashboard". Avoid going into negative cash!
- Event Log: Check the "Event Log" for important updates, sales, market changes, and advice.
- Market Conditions: The market can be in a 'Boom', 'Stable', or 'Recession' state, affecting prices, sales, and rental demand.

Gameplay Steps
- 1. Check the Market:
- Navigate to the "Property Market" tab. Vision Realty Team will present available fixer-upper properties.
- Review each property's asking price, current condition, location quality, and estimated potential value after renovation.
- Click "View & Buy" for more details and to make a purchase if you have enough cash. You can only work on one property at a time.
- 2. Renovate Your Property:
- Once you've purchased a property, it will appear in the "My Current Flip" tab.
- Here, you can choose renovation options (e.g., Basic Reno, Major Reno). Each renovation costs money, takes a certain amount of game time (months), and improves the property's appeal and value.
- Manage your cash wisely!
- 3. List with Vision Realty Team:
- When you're satisfied with your renovations (or run out of cash for more!), click "List with Vision Realty Team."
- Vision Realty Team will suggest a listing price. You can set your own asking price in the modal that appears.
- 4. Selling Process:
- Once listed, Vision Realty Team will market your property.
- Each month you "Advance Month," there's a chance your property will sell. The sale chance depends on market conditions (Hot, Neutral, Cold), the property's appeal, and your asking price.
- Vision Realty Team will take a standard commission from the sale price.
- 5. Advance Time & Market Changes:
- Click the "Advance Month" button to move the game forward.
- Market conditions can change every few months, impacting buying and selling.
- New properties may appear on the market.
- 6. Track Your Progress:
- Keep an eye on your "Cash," "Properties Flipped," "Total Profit," and "Reputation" in the dashboard.
- The "Activity Log" will show key events each month.
- Check "Vision Realty Tips" for helpful insights!
Pro Tip from Vision Realty Team: Balancing renovation costs with potential returns is key. Over-improving in a cold market might not yield the best profit!
