Real Estate in Hawley, MN

And Tips for Buying Properties in Rural Minnesota

Back in high school I couldn’t wait to “get out of this podonk town” and move to New York, or Miami, or any place where there was crime and traffic and a Walmart that was open 24/7.

Aaaaaaaand here I am, in a town the exact same size as the one I’m from.  But believe me, that is on purpose.  One of our very favorite experiences is to work with people from The City who want to relocate to rural Minnesota and North Dakota.  It is so fascinating to hear people’s stories and serve as a liaison to transition them to the new rhythm of daily life.

How do we meet new people?

What do people do for fun?

How do you survive the winters?

If you’ve been dreaming of wide open spaces, quiet neighborhoods, and a tight-knit community, Hawley, Minnesota, might just be your perfect match. Located between Fargo and Detroit Lakes, Hawley offers the best of rural living with convenient access to city amenities. Whether you're a first-time homebuyer or looking to invest in a peaceful lifestyle, here are some key tips to consider when buying property in Hawley or the many other wonderful rural towns in our area:

1. Understand the Local Market

Hawley’s real estate market is unique. Homes here often come with larger lots, outbuildings, or acreage — and they tend to move quickly. Work with a local agent (cough, Christopher Leigh 701-715-4747) who understands the nuances of rural sales, including septic systems, well water, and zoning for hobby farms or home-based businesses.

2. Know What’s Included

In rural Minnesota, a "single-family home" can mean different things. Some listings may include extras like pole barns, heated shops, or livestock shelters. Always ask for a full list of inclusions — especially if you’re looking for space for projects, gardening, or storing recreational gear.  True story, we close on a property next week that included…are you ready for this?  A cat.  The cat literally came with the barn.  Whiskers ain’t goin’ nowhere.

3. Check Utilities and Services

Before you buy, ask about:

  • Water source (municipal or well)

  • Sewer (city, septic, or mound system)

  • Internet options (fiber, DSL, or satellite)

  • Road maintenance (city, county, or private)

These factors can significantly impact your comfort and your budget.

4. Embrace the Community

One of Hawley’s greatest assets is its people. With strong schools, active civic groups, and community events like Hawley Rodeo Fest, it’s a place where you can truly belong. Take time to explore the town, meet your neighbors, and get a feel for life here.  The more you put yourself out there, the better the social safety net you create for yourself and your family.  After Christopher’s car accident the Hawley community absolutely went to bat for us, bringing us food, helping with our kids, and raising a LOT of money to help pay our bills.  It’s an incredible gift to be held by a loving community.

5. Plan for Seasonal Needs

Rural living in Minnesota means winter prep is essential. Consider:

  • Garage or shop space for vehicles and snowblowers

  • Access to snow removal services

  • Energy efficiency (check insulation, windows, heating systems)

Buying with the seasons in mind will set you up for success year-round.  One of the very significant ways we help “newbies” is getting people hooked up with servicers in the area such as car repair, snow removal, air conditioner repair, you name it, we “know a guy” or gal who does great work!
